Caught in the Crossfire of Coordination
One of the biggest hurdles we face is navigating the co-ordination between all the different trades on-site. As M&E contractors, our systems connect to almost every part of the building: ceilings, walls, floors—you name it. This means our work depends heavily on the other trades staying on schedule and sticking to the plan. But as anyone in construction knows, plans often change.
A last-minute tweak impacts our design so we must be agile. If ductwork or cabling suddenly clashes with new elements, we’re the ones who must adapt. We have to accept this constant juggling act is part of the process but it can and does cause delays and therefore additional costs.
Time Isn’t Always on Our Side
Fit-out projects are notorious for their tight deadlines. By the time we’re ready to test and commission, earlier delays can squeeze our programme but with no extension to handover date. And let’s face it: no one remembers the rush; they remember whether the air conditioning works when they move in!
Technical Complexity Meets High Stakes
Then there’s the sheer technical complexity of what we do. Modern fit-outs often demand cutting-edge systems. These systems need to integrate seamlessly, comply with strict regulations, and function perfectly from day one. That’s a lot of pressure, but it’s also part of what makes the work rewarding.
Why We Love It Anyway
Despite the challenges, there’s something incredibly satisfying about being an M&E contractor on a fit-out project. At the end of the day, we are key in ensuring the building functions the way it’s supposed to—safe, efficient, and comfortable. When everything finally comes together, and the lights turn on, the air flows, and the systems hum as they should, we know we’ve played a vital role in making it happen.
Being the first in and the last out might not always be glamorous, but it’s the backbone of every successful project.
