The Brief

Primary Objectives 

1. Upgrade existing CAT A landlord MEP systems and install CAT B to provide an efficient, sustainable, and comfortable environment.
2. Implement energy-efficient systems that comply with local energy codes and reduce the building's carbon footprint.
3. Design systems that allow for flexible office layouts, accommodating open-plan areas, private offices, and meeting rooms.
4. Compliance, ensure all designs meet local building codes, health, and safety standards.

Our Approach

79group MEP designers worked closely with all key stakeholders to design efficient HVAC, lighting, electrical and public health services with sustainability in mind.  

Key activities included:

• Ensuring MEP systems blended seamlessly with BTs interior design brief. 
• Ensuring designs met all relevant codes and standards
• Planning for the integration of smart lighting, HVAC, and security and control systems.

The Solution

The MEP design for the 7 floor office refurbishment successfully met with the client's brief of modernizing the existing services infrastructure and efficiency and provided flexibility for future office layouts. 

Scope of services included; 

HVAC -

• utilised the existing VRF.
• designed and installed new HVAC on lower ground floor.
• Security grilles installed on ducting. 
• Control System: Building Management System (BMS) for centralized control and monitoring

• LED Lighting: Energy-efficient LEDs with a focus on reducing glare and improving colour rendering.
• Daylight Sensors: Automatically adjust lighting levels based on available natural light.
• Occupancy Sensors: Reduce energy consumption in low-use areas like meeting rooms and restrooms.
• Emergency Lighting: Battery-backed lights with clear exit signage
