The Brief

79group were awarded the contract to refurbish the MEP services in the Bridgend location.  Upgrades were required to update offices in 2 different buildings. This is one of 6 projects 79group have delivered MEP services for Tokio Marine. 

  1. Upgrade M&E Systems: Replace outdated mechanical and electrical systems to improve energy efficiency and occupant comfort.
  2. Enhance Work Environment: Create a more comfortable and functional workspace with modern HVAC, lighting, and electrical infrastructure.
  3. Minimize Disruption: Complete the refurbishment with minimal disruption to the business operations.

Our Approach

We begin by engaging with the client to fully understand their design brief, objectives, and any specific requirements for the MEP systems. This includes discussing the project’s goals, budget, timeline, and any constraints related to the building’s structure or existing systems.

A comprehensive site survey is conducted to assess the current state of the building’s mechanical, electrical, and plumbing systems. This helps in identifying any potential challenges and understanding the space’s limitations.

Our experienced MEP installation team carries out the work according to the detailed plans. Each team member is briefed on the specific requirements of the client’s design to ensure accurate implementation.

Throughout the installation process, we maintain rigorous quality control checks. This ensures that all work is carried out to the highest standards and adheres to the client’s design brief and relevant building codes.

The Solution

Scope of works included,

Mechanical 

  • De-gas existing system.
  • Strip out existing system.
  • Install new system to suit the new layout.
  • Test, commission & re-labelling.
  • Install 3no split air conditioning units to suit the new meeting rooms layout
  • Reposition existing wall hung air conditioning unit in the comms room to suit the new layout

Electrical 

  • Modification of existing distribution boards for new services & installation of new RCBOs.
  • EICR of existing distribution boards including all new & existing circuits.
  • Introduction of new small power & data sockets & fused spurs for new services only.
  • Relocation of existing floors boxes & removal where redundant.
  • Adjustment and relocation of existing small power to suit AC unit relocation.
  • Segregation & installation of mechanical support to existing cables, as well as making safe ceiling circuits. Mechanical support to existing services will be provided with all-round banding.
  • Replacement of Fire Alarm System to suit the new layout change and commission.
  • Alteration to the existing lighting layout to suit the proposed architectural changes.
  • Supply & installation of 55cm Black ‘Under-the-Bell’ pendants.
  • Replacement of remaining fluorescent lighting fixtures to LED.

Outcome

The project was completed on time and within budget. The refurbished office now features a comfortable, energy-efficient environment with reliable HVAC, modern lighting, and improved data infrastructure.
